When considering a new roof what are the advantages of a tear off as opposed laying over the existing roof?

Laying over the existing roof will probably save you a few dollars but you must consider the existing roof. If the shingles on the old roof ore curled and damaged the new roof will not lay flat and therefore will not be attractive. Insurance companies also tend to recommend a complete tear  off. In addition, multiple layers tend to hold moisture.


What are some alternatives when replacing an old shake roof?
Shake roofs are being phased out in Colorado and in some counties have been banned. Insurance companies will often offer a discount to change to a different type of roofing material. Depending on the pitch of your roof we suggest 30 or 40 year dimensional shingles. If you are considering a higher end roof you might want to look at a Grand Sequoia or Grand Manor shingle or even a lightweight tile. Covenant controls need to be researched if applicable for your area.


There were many T-Loc shingles installed in the 70's and 80's that are worn out and ready to be replaced. What shingles should I consider when I replace my T-Loc roof?

A 25yr Dimensional shingle such as GAF Timberline or Elk Prestique, shingle would be a good choice.


When replacing my gutters should I have metal drip edge installed?

Definitely. The metal flashing slip under the edge of the shingles and bends at a 45-degree angle to protect the fascia and soffit of your house.


What are pro's and con's of steel versus aluminum gutters?

The majority of the gutters we install are 5" 26 gauge steel that is primed or painted. We purchase our materials from Weather Guard Building Products and their products are guaranteed against cracking, chipping, peeling or blistering for a period of 40 years from the date of installation. Although more colors are offered in aluminum it tends to more easily damaged by hail than steel.
